Commercial Building Washing Methods: Soft Wash vs. Pressure Wash

The right cleaning method depends on the surface material and the type of contamination. Here's how professional building washers choose the right approach.

One of the most common misconceptions about commercial building washing is that pressure washing is the standard method. For most building exterior surfaces — glass curtain wall, EIFS, stucco, painted masonry, and metal panel systems — soft washing is the correct approach. High-pressure washing on these surfaces causes damage that costs far more to repair than the cleaning itself.

When to Use Soft Washing

Soft washing — low-pressure application of professional cleaning solutions — is the correct method for glass and glazing systems, EIFS and synthetic stucco, painted masonry and concrete, metal panel cladding systems, and any surface where high pressure could force water behind the cladding or damage the surface coating.

Soft washing uses professional biocide treatments that kill biological growth at the cellular level, rather than simply rinsing it off the surface. This produces longer-lasting results — typically 2–3 years before biological growth returns to a level requiring cleaning.

When to Use Pressure Washing

Pressure washing is appropriate for unpainted concrete, brick, and masonry surfaces where the surface is robust enough to withstand higher pressure without damage. Concrete plazas, brick facades, and unpainted masonry walls can be effectively cleaned with pressure washing.

Hot water pressure washing is particularly effective for removing oil staining, grease, and heavy soiling from concrete surfaces — the heat breaks down petroleum-based contamination that cold water alone cannot remove.

Multi-Surface Buildings

Most commercial buildings have multiple surface types — glass, metal panels, concrete, and masonry — that require different cleaning approaches. Professional building washers use the appropriate method for each surface type, transitioning between soft washing and pressure washing as the building's surface composition requires.
