Soft Washing vs. Pressure Washing: Which Does Your Property Need?

The terms "pressure washing" and "soft washing" are often used interchangeably — but they describe fundamentally different cleaning methods with different appropriate applications. Using pressure washing on surfaces that require soft washing causes damage. Using soft washing on surfaces that require pressure washing produces inadequate results. Understanding the difference is essential for anyone responsible for exterior property maintenance.

Pressure washing uses high-pressure water — typically 1,500–4,000 PSI — to mechanically remove contamination from surfaces. The force of the water does the cleaning work. Pressure washing is effective on hard, robust surfaces: concrete, unpainted brick, and masonry that can withstand the mechanical force without damage.

Hot water pressure washing adds thermal energy to the mechanical force, making it particularly effective for removing oil staining, grease, and heavy organic contamination from concrete surfaces.

Pressure washing is NOT appropriate for: vinyl siding, painted surfaces, stucco, EIFS, wood, fiber cement siding, glass, or any surface where the mechanical force of high-pressure water could cause damage or force water behind the cladding.

Soft washing uses low-pressure water — typically 100–500 PSI, comparable to a garden hose — combined with professional cleaning solutions to clean surfaces. The chemistry does the cleaning work, not the pressure. Soft washing is appropriate for virtually all exterior surfaces, including those that cannot tolerate pressure washing.

The key advantage of soft washing over pressure washing for biological growth is that soft washing uses biocide treatments that kill algae, mold, and mildew at the cellular level. Pressure washing rinses biological growth off the surface — but the root systems remain, and regrowth begins within weeks. Soft washing results last 2–4 years.

Most commercial properties require both methods — soft washing for building facades, siding, and cladding systems; pressure washing for concrete flatwork, driveways, and parking areas. A professional exterior cleaning contractor uses both methods appropriately, transitioning between them based on the surface being cleaned.
