HOA Exterior Cleaning: Maintaining Community Standards in Utah

Homeowners associations face a unique set of exterior cleaning challenges. HOAs are responsible for maintaining community appearance standards across common areas and, in many cases, the exteriors of individual homes — while managing budget constraints and the expectations of homeowners who have varying views on maintenance priorities.

HOA common areas — entry monuments, community walls, clubhouses, pool areas, parking lots, and walkways — are the most visible indicators of community maintenance standards. These areas should be cleaned on a regular schedule: typically annually for building surfaces and semi-annually for concrete flatwork.

Many HOAs include exterior cleaning requirements in their CC&Rs — requiring homeowners to maintain their home exteriors to community standards. When homeowners fail to meet these standards, the HOA may need to arrange cleaning and charge the cost back to the homeowner.

Some HOAs arrange community-wide exterior cleaning programs — contracting with a professional washing company to clean all homes in the community on a scheduled basis. This approach ensures consistent appearance standards, simplifies procurement, and typically produces better pricing than individual homeowner contracts.
